This inspection is a survey of exterior and interior
conditions and areas that may cause This investigation
is a survey of exterior and interior conditions and areas
that may cause moisture problems within the building. This also helps to define
the extent of water intrusion from know sources such as plumbing leaks. Interior
areas from the basement to the attic are tested using pin and radio wave type
moisture meters, digital sling pyschrometers, and infrared thermometers.
Parameters
and objectives include:
- Visual and olfactory scanning for mold
- Identify excessive moisture conditions that encourage
fungal growth
- Determine the source of excessive moisture
- Plumbing leaks
- Exterior water intrusion (windows, doors, flashings…)
- Humidity/vapor barrier problems

In addition to the Building Inspection, this also
includes scientific air sampling
(usually 4 samples) as
well as surface and bulk sampling when mold is visibly
detected. Laboratory analysis for spore count and type
is conducted by a Certified Laboratory, Aerotech / P&K.
Invasive inspection methods may be necessary when high
moisture conditions are measured in concealed spaces.
Additional parameters and objectives include:
- Identify concentrated areas of mold growth
- Identify mold types
- Identify levels of airborne spores
- Report of findings, including recommendations based
on laboratory analysis.

| Protocol Generation - establishes

| Occasionally it is advantageous to have a remediation
protocol established by a source other than the remediation
company. A protocol is a complete scope of work following
current industry standards that is compiled for a specific
project. It becomes the minimum guidelines by which the remediation
company will follow. It can be accompanied by on site visits
by the CIE to help insure compliance.

| Clearance Testing - a clean

| Once remediation is accomplished, it is often advisable
to perform clearance testing to insure that the remediation
is complete. This involves taking samples from the site to
have them analyzed in an accredited laboratory. After a satisfactory
assessment of the results, a clearance letter is issued.
The clearance letter is important documentation for situations
involving Real Estate transactions (current and future) and
Landlords/tenant circumstances. |
